    SITE CRITERIA

    We review all sites on an individual basis. We have outlined the general criteria we look for in the sites below.
    Please use this as a guide only.

    HOTEL CRITERIA

    PLANNING

    Sites without planning with Class C1 Hotel Use or with existing Resi or Commercial planning consent that could likely be converted to C1

    ACQUISITION PRICE

    £5m – £25m in London. Less outside of London.

    SIZE

    Potential for 4,000 – 15,000m2 gross internal area (GIA). Smaller sites may work in Prime Central London (e.g. Mayfair, the City etc).

    TYPE

    New build or conversion

    LOCATION

    Ideally located in an area designated as a CAZ, town centre or opportunity area from the perspective of planning policy. Located in an area where there is likely to be a good demand for tourist and business traveller accommodation.

    London

    Zone 1/2 or high growth centres outside this area. Close to good transport links or with high Public Transport Accessibility Levels rating (PTAL)

    Outside of London

    Major city where tourists or business people (ideally both) would stay e.g. Brighton, Bath, Bristol, Cambridge, Oxford, York, Cheltenham, Cardiff, Edinburgh, Manchester, Birmingham, Liverpool, Heathrow, Gatwick

    RESIDENTIAL CRITERIA

    PLANNING

    Sites with outline consent or full planning permission. We generally don’t look at sites without some form of existing consent or building in place.

    ACQUISITION PRICE

    Purchase Value – £400K – £3m depending on size, location, and potential

    SIZE

    Potential for 8+ residential units. Will consider less on a case by case basis.

    TYPE

    New build or conversion

    LOCATION
    Site located in or around town centres or desirable local areas. Within close proximity to key economic drivers including schools, public transport links, hospitals, business parks, etc.

    London

    Zone 1/2 or high growth centres outside this area. Close to good transport links or with high Public Transport Accessibility Levels rating (PTAL)

    Outside of London
